Current room-price signals
Current MercadoLibre examples include UYU 8,500–10,000 in some Ciudad Vieja or Reducto inventory and UYU 12,500–14,000 in Parque Rodó, Aguada and similar areas, with premium private-bathroom rooms above the range.
Guarantee requirements, gastos comunes and utilities should be compared alongside rent.
STM bus products
Montevideo’s current STM fares include electronic one-hour UYU 52, electronic two-hour UYU 78 and common cash one-hour UYU 64, with lower student products.
There is no Metro, so route frequency, bus corridor and late service matter more than straight-line distance.
Five-month ceiling is not a normal room deposit
The traditional urban-lease cash-security framework under Laws 13.659 and Decree-Law 14.219 can allow security up to five months’ rent for qualifying housing contracts. Do not present that as a recommendation or as what a room renter should normally pay.
Many renters instead use public guarantee services, payroll-linked mechanisms, insurance or private guarantee companies. Ask which guarantee the landlord accepts and whether you qualify.
Furnished rooms and all-in cost
Furnished rooms are common in student and newcomer inventory. Compare rent, gastos comunes, electricity, water, internet, heating and cleaning, especially during winter.
Room or residence arrangements may differ from ordinary full-home tenancy.
Montevideo rental scam patterns
Uruguay’s Ministry of the Interior has warned about fake rental profiles, copied photos and reservation payments before verification.
- Fake social-media profile or nonexistent property.
- Copied genuine photos.
- Seña, deposit or advance requested to reserve.
- Supposed landlord is abroad.
- Payment method is untraceable.
- No written terms or credible viewing.
