FlatShare is operated by Lia Choi.
2. What FlatShare provides
FlatShare is an accommodation discovery and information service. It may display third-party accommodation listings and booking links, city and neighborhood guides, housing-market information, practical renting information, and comparison or navigation features. FlatShare does not provide the accommodation itself.
3. FlatShare is not the booking provider
FlatShare does not process accommodation bookings or payments, act as landlord, property manager, letting agent or real-estate broker, or become a party to the contract between a user and a host, landlord, provider or booking platform. A listing or booking link may create a separate relationship with a third party, whose own terms, cancellation rules, privacy policy and conditions apply.
4. Third-party listing data
FlatShare currently receives inventory from Homestay.com through an API. Although it aims to refresh inventory daily, listing information may be incomplete, delayed, inaccurate or no longer current. FlatShare does not guarantee availability, price, taxes or fees, room characteristics, photographs, exact location, amenities, host information or booking conditions. Verify current information on the provider’s website before booking or paying.
5. No independent property verification
Unless explicitly stated otherwise, FlatShare does not independently inspect properties or verify hosts. Appearance on FlatShare is not certification or a guarantee of ownership, identity, legality, licensing, safety, habitability, building compliance, accessibility, photograph or review authenticity, or suitability for a particular user.
6. Editorial and informational content
City guides and other material are general information and decision support, not legal, tax, immigration, financial, real-estate, safety or other regulated advice. Laws, market conditions, fares, rental practices and prices change. A last-checked date is not a guarantee that nothing has changed. Verify important matters with the relevant authority or qualified professional.
7. Affiliate relationships
FlatShare may receive compensation from third-party providers. It currently has an affiliate relationship with Homestay.com and may receive a commission for an eligible referred booking. It does not currently receive payment merely for displaying a Homestay listing or for an ordinary click. Material commercial relationships should be disclosed on the Site.
8. Third-party websites
FlatShare links to third-party websites and services that it does not control. FlatShare is not responsible for their content, availability, privacy practices, security, booking process, customer service, payments, cancellations, refunds or other conduct.
9. User responsibility
You are responsible for checks appropriate to your circumstances before paying or committing to accommodation, including terms, counterparty, property, price, taxes, fees, cancellation rights, safety, legality and immigration requirements.
10. Availability
FlatShare may be changed, suspended, interrupted or discontinued. We do not guarantee uninterrupted access, partner integration or listing availability, and may correct, update or remove content where appropriate.
11. Intellectual property
FlatShare’s original site design, editorial text, organization, software and other original material are owned by or licensed to Lia Choi unless stated otherwise. Third-party photographs, descriptions, trademarks and other partner content remain subject to their owners’ rights. Normal personal browsing and accommodation research are permitted; systematic scraping, substantial reproduction, republishing original editorial content, interference or unreasonable automated access are not permitted without permission.
12. Disclaimer of warranties
To the extent permitted by applicable law, FlatShare is provided on an “as available” basis. We do not warrant that third-party information is complete, current or error-free. Nothing excludes a warranty, right or remedy that cannot legally be excluded.
13. Limitation of liability
To the maximum extent permitted by applicable law, Lia Choi is not responsible for loss or damage caused by third-party providers, inaccurate or outdated partner data, cancellation or unavailability, third-party disputes, payment or refund issues, reliance on general information where independent verification was reasonably required, service interruption, or fraudulent listings that FlatShare did not know were fraudulent. FlatShare does not seek to exclude non-waivable consumer or other mandatory rights.
14. Privacy
FlatShare’s handling of personal data is described in the Privacy Policy.
15. Changes to these Terms
We may update these Terms when the Site, law, partner relationships or business model changes. The current version will show an effective or last-updated date. Material changes will not be described as retroactively eliminating rights that already arose under applicable law.
16. Governing law
These Terms are governed by the laws of the Republic of Paraguay, subject to mandatory rights or protections applying to a user under the law of their jurisdiction. Disputes are subject to competent courts and procedures determined by applicable law.
