Deposit, rent and subletting rules
For ordinary California residential tenancies, security is usually capped at one month’s rent. A qualifying small-landlord exception can permit two months only when statutory ownership/property conditions are confirmed. Return and itemization use a generally 21-day framework.
Do not make the exception the headline rule. Keep deposit, utilities, sublet authority, room classification and condition evidence separate.
Utilities, furnishing and minimum stay
Verify AC, electricity, water, Internet, parking, furnishing, minimum stay, move-in date and whether the listing is a long-term bedroom rather than a studio or short stay.

Classify the product, property and payment before treating a listing as comparable.
- Future fare is shown as current.

- Shared room or studio enters the private-bedroom range.
- Chula Vista, National City or La Mesa is labeled San Diego.
- Car, parking or utilities are omitted.
- Fake sublet requests payment before viewing.
- Fare recheck date is hidden.
