Deposit, rent and subletting rules
For covered Portland units, if last-month rent is not required, security may not exceed one month. If security includes last-month rent, the additional security portion may not exceed half a month. Conditional approval can permit another half month with an installment option over up to three months.
Security and last-month funds must be placed in a segregated financial account within two weeks. This city ordinance does not apply to Beaverton, Gresham, Tigard or Vancouver, Washington.
Utilities, furnishing and minimum stay
Verify heating, electricity, water, Internet, furnishing, minimum stay, notice, studio/ADU status and whether the property lies inside Portland city limits.
Portland rental and payment risks
Classify the product, property and payment before treating a listing as comparable.
- Portland ordinance is applied outside city limits.
- Last-month rent and security are combined without correct cap logic.
- Security is not placed in a segregated account.
- Studio or ADU is counted as a room.
- Utilities or heating are unclear.
- Fake head tenant requests payment.
- Outer-east rent is compared without a realistic commute.
Before you pay for a room in Portland
- The property is inside Portland city if the city ordinance is shown.
- Last-month rent and security are separately classified.
- Conditional extra security and installments are handled correctly.
- I know where security is held.
- I checked TriMet commute.
- Utilities are explicit.
- I verified owner or head-tenant authority.
- I retained condition and payment evidence.
