Deposit, rent and subletting rules
Arizona Revised Statutes §33-1321 says a landlord may not demand security, however denominated including prepaid rent, above one and one-half months’ rent. A tenant may voluntarily pay more than that in advance; required amount and voluntary advance are different fields.
Non-refundable fees or deposits must be designated in writing. Do not assume a voluntary advance is mandatory or that security is last month’s rent.
