Best starting areas for
Students
Coral Gables, South Miami and Dadeland make sense for UM. Do not choose Brickell simply because it is central.
Remote workers
Edgewater, Little Havana and Upper Eastside offer different price and lifestyle trade-offs.
Newcomers
Brickell, Downtown and Metrorail corridors deserve priority if you do not have a car.
Budget-focused renters
Allapattah, Little Havana and transit-connected outer areas deserve comparison before coastal premiums.

Room prices and condo costs
SpareRoom’s Q2 2026 Miami index is about USD 1,314/month. Use USD 1,000–1,600 as a broad planning range, with lower outer rooms and central or ensuite inventory above it.
Add parking, car, AC, electricity, association and building move-in charges to compare true cost.
Metrorail, bus and free Metromover
Current Miami-Dade fares include USD 2.25 for Metrobus or Metrorail, a USD 29.25 seven-day pass, a USD 112.50 one-month pass and free Metromover.
If the room is not transit-convenient, compare car payment, insurance, parking, fuel, tolls and rideshare.
Florida handling rules without an invented cap
Florida Statutes §83.49 regulates security deposits, advance rent, account or bond arrangements and tenant disclosure. It does not create the same simple statewide amount cap as California, Massachusetts or D.C.
Show the requested amount and explain how it will be held and returned. Keep condo or building application charges separate from the security deposit.
AC, utilities and condo rules
Ask whether electricity and bedroom AC are included or capped, and verify parking, condo application or registration fees, guest rules, move-in elevator fees, laundry and hurricane-related building procedures.
Miami rental scam patterns
University of Miami guidance identifies classic below-market and “landlord abroad” patterns.
- Rent is well below comparable rooms.
- Wire money or crypto is requested.
- Fake escrow or listing service is introduced.
- Landlord supposedly is out of the country.
- Advertiser cannot meet or show the property.
- Personal information is harvested before verification.
Before you pay for a room in Miami
- I included parking, car and AC in true monthly cost.
- I know how the deposit or advance rent will be handled.
- I checked the real Metrorail or bus commute.
- I verified landlord, manager and property.
- Building and condo fees are clear.
- I saw the room or completed strong live verification.
- I understand term and cancellation.
- I have not wired money to an unverified landlord abroad.
