Students

Westwood is convenient for UCLA but expensive. Palms, Culver City and direct bus corridors can provide better value; USC students should search the E Line corridor.

Remote workers

Newcomers

Koreatown, North Hollywood, Downtown and rail-connected corridors deserve priority if you do not have a car.

California deposit rule with a narrow exception

California generally caps residential security at one month’s rent, regardless of furnishing. A narrow qualifying small-landlord exception under Civil Code §1950.5 can allow up to two months, so do not say one month applies in every California rental.

Verify whether the arrangement is a direct tenancy, master-tenant sublet, lodger or other room agreement.

Parking, utilities and furnished rooms

Verify parking, street-parking permits, AC, utilities, internet, laundry, furniture, minimum stay and whether the room has a lawful sleeping layout.
