Current room evidence

Current Roomies examples include Montbello around $700, Lowry around $785 including bills, outer/NE rooms around $800, private-bath products around $850, North Park Hill around $975, central rooms around $1,100 and Cheesman Park around $1,200 all-inclusive.

RTD fares and commute

Current RTD references are USD 2.75 standard 3-hour, USD 5.50 standard day, USD 10 airport day, USD 88 standard monthly including airport, USD 27 discounted monthly and free youth travel for ages 19 and under under the current program.

Test RTD, car, parking, heating and winter commute.

Two-month rule and 2027 recheck

Colorado currently limits ordinary covered residential security deposits to two months’ rent. A narrow 2027 post-closing-occupancy exception does not weaken the normal September 2026 tenant guidance. Recheck that exception on 1 January 2027.

Verify owner or sublet authority and separate deposit, advance, utilities and fees.

Heating, parking and minimum stay

Verify heating, electricity, Internet, furniture, parking, minimum stay and winter access. A cheaper room can lose value through car dependence or heating.

Denver rental and payment risks

The city boundary and legal date are both material.

  • Aurora or Lakewood room is counted as Denver.
  • Security exceeds two months.
  • The future 2027 exception is generalized to ordinary rentals.
  • Outer-room price ignores car or parking.
  • Winter heating is omitted.
  • Subletter cannot show authority.
  • Shared or basement product is unclear.

Before you pay for a room in Denver

  • Property is in Denver if Denver rules are shown.
  • Security stays within the current ordinary limit.
  • I am not shown the narrow 2027 exception as general law.
  • I checked RTD and car commute.
  • Utilities, heating and parking are explicit.
  • I verified owner or head-tenant authority.
  • I inspected the room.
  • I retained payment evidence.
