The all-in rent figure matters
An £850 room can cost more than a £950 room once energy, broadband, council tax where applicable, transport and household charges are included. Ask for the normal total monthly payment and a breakdown; treat “bills included” as a claim to verify.
Think in lines, not miles
A short-looking distance can require difficult changes, while a longer direct service can be easy. Check your door-to-door rush-hour journey, late service and two or three areas on the same line.
Use current TfL caps or Travelcard information and use the same contactless card/device consistently if you rely on capping.
Deposits and upfront rent
For standard assured periodic private tenancies, government guidance says holding deposits can be no more than one week’s rent and tenancy deposits are generally capped at five weeks below £50,000 annual rent. Qualifying deposits must be protected.
Check whether you will be a tenant, lodger, licensee or subtenant: room arrangements can have different protections.
Furnished rooms and minimum stays
Furnished rooms are normal, but contents and bills vary. Six- to twelve-month commitments are routine; one-to-three-month landing rooms exist at a premium and may be sensible before committing unseen.
London rental scam patterns
The Metropolitan Police has documented large rental-fraud cases built around attractive ads, plausible stories and urgency. City Hall offers landlord and agent checking tools.
