Private-room evidence versus bedspace
Current classifieds include Hamdan or Al Markaziya furnished private rooms around AED 2,100–2,700, Tourist Club Area around AED 2,400–2,500, Khalidiyah examples around AED 1,350–2,300 and lower private rooms around AED 1,200–1,300. Bedspaces can be AED 550–850 and premium rooms AED 3,000–4,300.

Hafilat fare and central versus mainland commute
Current standard bus fare is AED 2 boarding plus AED 0.05/km, capped at AED 5 per standard journey. Qualifying transfers can avoid another boarding fee when conditions are met.
Central Abu Dhabi can work without a car; outer mainland housing needs a real door-to-door test.
Tawtheeq relationship and municipal fee
Tawtheeq registers tenancy contracts and leasable property details. A room occupant paying a principal tenant should not assume they have the same status or evidence as the registered tenant on the underlying lease.
A 5% municipal residential fee generally applies to resident tenants under the cited guidance, with a UAE-citizen exemption in that FAQ. Ask whether the fee is already included and avoid double counting; there is no universal room-deposit cap.
Utilities, commission and occupancy
Store security deposit, room-provider or agency commission, municipal fee, utilities and admin fees separately. Verify water, electricity, AC, Internet, furnishing, occupant count and minimum stay.
A cheap partition or bedspace is not a private room simply because it has a door.
Abu Dhabi rental and payment risks
The registered-tenant relationship matters as much as the room price.
