Use current monthly private-room offers for the planning signal and exclude wanted ads, daily offers, studios and whole apartments. Record whether furnishing, aidat, central heating, electricity, water, Internet and cleaning are included.

A TRY 10,000 room with high winter heating and aidat can cost more than a TRY 14,000 room with transparent bills. Do not calculate a citywide average from this small local sample.

EGO, Metro and the real commute

The August 2026 EGO reference is TRY 40 for a full fare and TRY 20 for a transfer, with TRY 20 student fare and TRY 12 discounted student transfer. Credit-card payment is shown separately at TRY 46; the student unlimited reference is TRY 650.

These fares need a short-interval recheck. Test Metro, Ankaray, bus, walking and late service from the actual address.

Article 342 and contract classification

Turkish Code of Obligations Article 342 can cap security at three months’ rent and governs bank handling for a qualifying lease. It is a ceiling, not a normal required amount, and should not be shown blindly on a room card.

Establish whether the occupant is a named tenant, co-tenant, subtenant, flatmate or lodging customer. Put rent, security, aidat, heating, refund terms and sublet authority in writing.

Furnished rooms and winter utilities

Ask what bed, wardrobe, desk, kitchen access, washing machine, Internet and heating are included. Ankara winter heating can be a material monthly cost; request the ordinary aidat and fuel or central-heating treatment before paying.

Ankara rental and payment risks

A credible viewing and authority check matter more than a low headline price.
