Net, Nebenkosten and gross rent

Bern city-centre travel is structured around Libero zones 100/101. Use the current live Libero purchase tariff for numeric single, day and monthly prices rather than copying an undated secondary table.

Do not show the Bern Ticket as a long-term tenant benefit: it belongs to qualifying visitor accommodation.

Three-month deposit and blocked account

Swiss federal guidance limits a residential rental deposit to three months’ rent. The money is normally placed in a special blocked rental-deposit account at a bank in the tenant’s name, not transferred to a landlord’s ordinary account.

Classify tenant, co-tenant, subtenant or flatmate status and write notice, fees, utilities and refund terms.

Furnished rooms and temporary stays

Verify furniture, utilities, Nebenkosten, Internet, cleaning, minimum stay, whether the room is temporary or unlimited and whether visitor or registration conditions apply.

Bern rental and payment risks

Correct price decomposition is a practical fraud check.

  • Net rent is compared with another listing’s gross rent.
  • Security exceeds three months.
  • Security is transferred to the landlord instead of the blocked account structure.
  • Bern Ticket is shown as free renter transport.
  • Temporary WG room is presented as an unlimited lease.
  • Ostermundigen or Köniz is mislabeled as Bern city.
  • Security is requested before contract or viewing.
