Rooms and flatshares in Stockholm: areas, costs and subletting

Stockholm’s housing system is unusual enough that newcomers should first understand whether they are dealing with a first-hand lease, second-hand sublet or room or lodger arrangement. Permission to sublet can be as important as the price.

Best starting areas for

Students

Choose from campus and rail line. Solna, Huddinge and southern Metro corridors can be more rational than Södermalm.

Remote workers

Södermalm is attractive but expensive. Hägersten and Sundbyberg can offer a better price and access balance.

Newcomers

Prioritize a legitimate second-hand arrangement with permission where required.

Tech professionals

Kista can make sense if work is there; paying central Stockholm rent for a reverse commute may be unnecessary.

Current price examples

Recent listings show around SEK 5,500 in Huddinge, SEK 6,000–7,800 in outer Stockholm room inventory, around SEK 6,550 in Botkyrka and around SEK 9,000 for a central room near Sveavägen. These are current listing signals, not a citywide statistical index.

A dated SL fare reference

For 1 July–31 December 2026, Region Stockholm temporarily reduced the adult 30-day SL pass to SEK 530. The normal full-price level is higher, so this figure must carry a visible date and be rechecked for 2027. Stockholm’s Metro, commuter rail, trams and buses make outer municipalities practical when the route is direct.

Subletting and contract status

Sweden distinguishes private letting, second-hand subletting and room or lodger arrangements. Establish who holds the first-hand lease or owns the property, whether permission to sublet is required and obtained, your status, contract term, notice and included costs. Do not treat a second-hand listing as valid merely because the advertiser shows a lease.

Do not publish a universal Stockholm deposit maximum: the current private-rental rules do not provide one simple cap across every arrangement. Get the amount, refund deadline, conditions, room condition and recipient in writing and question an unusually large deposit.

Furnished second-hand rooms

Furnished rooms are common in second-hand sublets. Verify furniture inventory, electricity and internet, household-insurance expectations, subletting permission, registration or address use and fixed end date.

Stockholm rental scam patterns

Stockholm University warns about landlords claiming to be abroad, foreign bank accounts or Western Union-style payment, refusal to provide full identity, pressure to transfer quickly and inability to verify ownership, lease or sublet permission. Arrange a real or live viewing where possible.

  • Landlord claims to be abroad.
  • Foreign bank or Western Union-style payment is requested.
  • Advertiser refuses to provide full name or identity.
  • Pressure to transfer quickly.
  • Ownership, lease or sublet permission cannot be verified.

Before you pay for a room in Stockholm

  • I know whether this is a first-hand, second-hand or room/lodger arrangement.
  • Subletting permission exists where required.
  • Deposit and refund conditions are written.
  • I verified the landlord and property.
  • I checked the SL or commuter route.
  • I understand fixed term and notice.
  • Furniture and utilities are documented.
  • I am not sending money to an unexplained foreign payment route.
