Current ikman examples include around LKR 25,000 in Colombo 5/Narahenpita, LKR 27,000–40,000 in Wellawatte, LKR 29,000 in Colombo 8 and LKR 35,000 in Colombo 4, in one case including water and electricity.

Listings can request a one-month deposit, three-month refundable deposit, four-month refundable advance or agent commission. Do not assume one Colombo move-in convention.

Route and stage fares

Colombo does not have one simple municipal flat fare. July 2026 SLTB and NTC fares depend on route, stage and service class; recheck current official tables before publication.

Coastal and main-line suburban rail can be useful along Colombo 3–6 and regional alternatives.

Rent Act coverage is unknown until classified

For premises within the Sri Lankan Rent Act’s scope, section 9 restricts advance rent exceeding three months’ authorized rent and premium, commission or additional payment.

The Rent Act does not apply to every modern private-market lease. Do not write that every Colombo landlord can ask only three months, and do not mark a four-month live listing automatically illegal without determining coverage.

AC, water and power

Verify AC, electricity, water, hot water, generator or power backup, Internet, cooking and laundry. Separate rent in advance, security and agent fee.

Confirm the address and whether a regional alternative is outside Colombo municipal core.

Colombo rental and payment risks

Several months upfront should trigger classification and documentation checks, not an automatic legal conclusion.
