Plan your move in Madrid
For most private-room searches, €500–€850 per month is a useful planning range. The more important question is whether the room is on a direct Metro or Cercanías corridor and what kind of contract is being offered.

Best starting areas for
Students
Moncloa/Argüelles is convenient but expensive. Tetuán, Pacífico, Carabanchel and other direct-line districts can materially reduce cost.
Remote workers
Lavapiés, Tetuán and outer well-connected areas can give better value than Malasaña or Chamberí.
Newcomers
Start with the Metro line you need most. A non-central district works when the connection is direct.
Professionals
Chamartín, Chamberí and Retiro/Pacífico justify their premium only when they reduce repeated commute friction.

Current room-price signals
Current room listings include examples around €350–€455 in outer or value areas, €650 in Bellas Vistas, €700–€715 around Argüelles/Gaztambide, €800–€880 in central or managed listings and €1,000+ for premium rooms in Salamanca or Serrano. These are asking prices, not a citywide statistical average.
Compare lines, not kilometers
Madrid’s Metro, Cercanías and bus network means line choice is more useful than distance. Current official material lists general 30-day passes from about €28.70, with a €10 youth pass under the current scheme; exact cost depends on age, zone and eligibility.
Test the door-to-door route, compare Metro with Cercanías, count transfers, check the final walk and price the correct zone or pass.
Fianza and contract type
For a normal residential housing lease, the statutory fianza is one month. For qualifying leases for uses other than normal permanent housing, it is generally two months. Room rentals and partial sublets require more care because treatment depends on what is actually rented and why.
Establish the contract type, exact fianza, additional guarantee, term, early-exit rules, fees and who controls the room. Do not tell users that every room has a one-month legal deposit.
Furnished rooms and minimum stays
Furnished rooms dominate much of Madrid’s student and international inventory. Current listings show minimum terms of 7, 10, 11 or 12 months on some properties, while temporary inventory can be shorter. Verify dates, price for your stay, utility caps, charges, desk, internet, air conditioning and heating.
Madrid rental and payment risks
The Comunidad de Madrid’s university-accommodation service warns that owner or tenant-submitted accommodation information is not independently verified. Portal appearance is not proof.
- Money requested before viewing or live verification.
- Advertiser cannot show their connection to the property.
- Payment recipient is unrelated to the contract party.
- Copied photographs.
- Vague “temporary” contract purpose or dates.
- Pressure to sign without total monthly charges.
Before you pay for a room in Madrid
- I know what contract type I am signing.
- The fianza and any additional guarantee are separately identified.
- I know all monthly charges.
- I checked the actual Metro or Cercanías commute.
- I verified the room and advertiser.
- Minimum stay and exit terms are written.
- Payment recipient and contract party make sense together.
- I have not paid merely because of extreme urgency.
