Spain’s LAU provides for a one-month cash fianza for a normal residential tenancy and two months for non-residential use. A room agreement, sublet or seasonal contract may be treated differently.

Ask for the exact contract type, reason for seasonality, term, early-exit cost, refundable deposit, fees and the person’s authority to rent or sublet.

Furnished rooms and minimum stays

Verify desk, bedding, cooling, heating, laundry, internet, cleaning and utility caps. Many temporary listings do not accept stays under one month; compare the exact total instead of extrapolating a long-stay rate.
