Rooms and share houses in Seoul: rent, deposits and neighborhoods

Seoul’s room market cannot be understood using the western idea of one month’s deposit plus monthly rent. A conventional wolse lease can require a deposit worth many months of rent, while jeonse involves a very large lump sum and little or no monthly rent.

Best starting areas for

Students

Match Sinchon, Seodaemun, Gwanak, Konkuk or Wangsimni to the actual campus.

Remote workers

Hongdae and Haebangchon have international appeal, but Gwanak, Seodaemun and Dongdaemun can provide better value.

Newcomers

A furnished share house with a modest product-specific deposit can be easier than an immediate direct wolse lease.

Professionals

Gangnam is rational only when the office is there; a cheaper direct-line neighborhood can outperform a prestigious postcode.

Share-house evidence versus Seoul-wide market

SharedHomies reports a ₩1,000,000 median across 45 rooms, with Seodaemun at ₩700,000 in its sample and Hongdae, Gwanak and Itaewon around ₩950,000. This is operator portfolio data, not a citywide government index.

Simpler goshiwon or local share products can be cheaper. Do not compare their prices to direct wolse or jeonse without preserving the product distinction.

Subway fare and Climate Pass transition

The ordinary Seoul subway card base fare is about ₩1,550. Around 1 September 2026, the old prepaid Climate Card ended and the Climate Pass or Climate Card Plus system launched with Everyone’s Card or K-Pass integration.

Current flat-rate references include ₩62,000 for the standard Seoul plan and ₩100,000 for an expanded metropolitan plan. Recheck this transition before publication.

Wolse, jeonse and fraud checks

Seoul’s housing guide describes wolse as deposit plus monthly rent, usually for one to two years, with deposit commonly around 10–20 times monthly rent. Jeonse uses a large lump-sum deposit intended to be returned at lease end.

Verify the registered owner, property registry, prior claims, broker licence, deposit protection, special clauses and move-in reporting. A share-house deposit is product-specific, not the Seoul rental norm.

Furnished rooms and heating

Share houses commonly bundle furniture, Wi-Fi, utilities up to a threshold and cleaning. Direct wolse may leave utilities separate, and winter ondol or gas heating can materially increase costs.

Seoul rental and payment risks

Jeonse and deposit fraud make property-rights verification a housing requirement, not an optional extra.

  • Large deposit based only on a translated verbal explanation.
  • Owner or broker cannot be verified.
  • Property rights or prior claims are not checked.
  • Deposit-protection options are ignored.
  • Share-house product is presented as a normal wolse lease.
  • Pressure to transfer before viewing or consultation.

Before you pay for a room in Seoul

  • I know whether this is share house, goshiwon, wolse or jeonse.
  • I understand the full deposit in won.
  • I verified owner and property rights where the deposit is substantial.
  • I verified the broker if one is involved.
  • I checked the real subway commute.
  • I know utilities and heating.
  • I understand term and deposit-return conditions.
  • I am not treating a one-month share-house deposit as representative of direct Seoul leases.
