Offers versus wanted profiles

Use available monthly room offers for the planning signal. Wanted profiles describe demand and budget, not supply, and must not be blended into the room range. Keep studios, full apartments and short-stay products separate.

IDS BK zones and tickets

For zones 100+101, the current 30-minute fare is €1.20 paper or €1.09 electronic; 60 minutes is €1.80 or €1.60. A 24-hour ticket is €5.40 and a 72-hour ticket €10.70. Confirm the current product before using any monthly calculation.

Scoped Act 98/2014 rule

Act 98/2014’s qualifying short-term apartment-rental regime allows security of up to three months’ rent plus service payments and limits the initial term to two years, subject to its scope. Do not leak this rule into every Slovak room arrangement.

Identify named tenant, co-tenant, subtenant, flatmate or lodger status and document rent, advance, security, utilities, notice and authority.

Furnished rooms and stays

Verify bed, desk, wardrobe, kitchen, washing machine, Internet, utilities, service payments and minimum stay. A furnished short-term room is not directly comparable with an ordinary long-term room.

Bratislava rental and payment risks

Classification is the first protection against a misleading comparison.

  • Wanted profile is displayed as available supply.
  • Act 98/2014 three-month rule is presented as generic Slovak law.
  • Short-term and long-term periods are mixed.
  • Service payments or utilities are not itemized.
  • Subtenant cannot show landlord permission.
