Current evidence includes a furnished Al Rimal room around SAR 1,500, an Al Malaz roommate search around SAR 1,500 per person with six months advance and Bayut monthly rooms or studios around SAR 1,800–3,000. Bedspace can be around SAR 800.
Do not blend six-month advance, bedspace and private-room products into a median.
Darb integrated Metro and bus fares
Current standard fares are SAR 4 for two hours, SAR 20 for three days, SAR 40 for seven days and SAR 140 for 30 days. The integrated ticket makes station-accessible housing more valuable.

Scoped Riyadh rent freeze and Ejar
REGA states that within Riyadh urban boundaries, annual rent increases are suspended for five years beginning 25 September 2025 under the special provisions. Do not apply this to Jeddah or other Saudi cities.
Verify whether you sign an authenticated Ejar lease, join an existing lease, pay a permitted principal tenant or deal with a licensed broker. Brokered security-deposit custody is regulated, but no universal deposit amount cap should be invented.
Advance payment and utilities
Ask whether electricity, AC and Internet are included, how a six- or twelve-month advance is protected, and whether the room is private, bedspace or studio.
Confirm furnishing, occupancy, minimum term and the actual room.
Riyadh rental and payment risks
An authenticated contract and a permitted room arrangement are different questions.

- Riyadh rent freeze is claimed outside its geographic scope.
- Long advance payment lacks written protection.
