Best starting areas for
Students
Arroios/Alameda is a strong general start, but university location should decide; Benfica and Ajuda may fit specific campuses better.
Remote workers
Arroios, Areeiro and Marvila trade centrality, price and space differently. Do not pay a Baixa premium simply to be central.
Newcomers
Areeiro and Arroios are relatively easy bases because they connect well across the city.
Short-term arrivals
A furnished, bills-included room can reduce setup friction, but compare its premium with a normal lease after arrival.

What current room prices look like
Live listings show asking examples around €420–€500 in Benfica/value locations, €430–€650 in Arroios/Anjos, €580–€750 in Areeiro and around €910 for a central Baixa coliving-style room. They are asking prices, not a statistical rent index.
Metro distance is not the whole commute
Lisbon’s hills can make a short final walk feel long; rail, bus and tram can make a less-central area practical. Check the real morning trip, elevation, final walk and late transport.
At this check, Navegante Metropolitano is €40/month and Navegante Municipal €30/month. Use current operator information because fares change.
Deposits and advance rent
Portugal’s Civil Code allows, by written agreement, advance rent up to two months and security up to two rents. That does not mean every room situation uses both amounts or has identical legal treatment.
Separate first rent, advance rent, refundable security, any service fee, utilities and termination terms instead of accepting one unexplained move-in amount.
Furnished rooms and minimum stays
Many rooms include a desk, wardrobe and sometimes utilities or cleaning, but there is no standard package. Verify internet, heating/cooling, utility caps and working-from-home rules. One-month minimums appear, while semester and medium-term arrangements are common.
Lisbon rental scam patterns
Scarcity plus urgency plus remote payment is the dangerous combination.
- “Pay today or lose it” before verification.
- No live video walkthrough.
- A price materially below comparable rooms without explanation.
- Mismatched landlord, bank-account and contract names.
- Copied listings or no written deposit-refund terms.
Before you pay for a room in Lisbon
- I compared the all-in monthly cost.
- I checked the real commute and final uphill/downhill walk.
- Advance rent and refundable security are separately identified.
- I know minimum stay and notice terms.
- The contract party and payment recipient make sense.
- I know what furnished and bills included mean.
