Choose M1 or M2 where practical
Warsaw has two Metro lines plus extensive trams and buses. A current 30-day zones 1+2 pass costs PLN 180 at standard price, with lower Warsaw Card products for eligible residents. Choosing a room near M1 or M2 can simplify daily life substantially.
Legal maximum versus normal practice
Poland’s Tenants’ Rights Act allows a standard residential lease deposit up to twelve times monthly rent. For qualifying occasional or institutional leases, the maximum is generally six times monthly rent. These are legal ceilings, not recommendations or evidence that a 6–12 month deposit is normal.
Compare the requested amount with the market and contract. Get the amount, return process, deductions, utilities, room condition and tenant or subtenant status in writing.
Furnished rooms and separate charges
Furnished rooms are common. Polish advertisements may separate rent paid to the owner from administrative or service charges. Check czynsz, electricity or gas, internet, cleaning, furniture, deposit, agency fee and agreement length, then normalize the total.
Warsaw rental scam patterns
University of Warsaw guidance advises students not to pay before signing and or seeing the flat. Warsaw police reported 2026 rental-fraud cases involving fake listings and advance payments for apartments never made available.
