Best starting areas for

Students

Krowodrza, Ruczaj and campus-specific corridors should be compared before Stare Miasto.

Remote workers

Podgórze, Grzegórzki and Bronowice can offer more space.

Newcomers

A tram corridor gives more predictable value than a central postcode alone.

Professionals

Business and campus corridors west, south and east differ substantially.

Current room evidence and product classification

Current OLX examples include Podgórze around PLN 800, Mistrzejowice and Prądnik Biały around PLN 1,000, Podgórze Duchackie around PLN 1,200, Czyżyny around PLN 1,200–1,400, Stare Miasto around PLN 1,290–1,750 and Krowodrza/Azory around PLN 1,650.

Shared beds and whole apartments must stay outside the private-room aggregate.

Kraków transport and commute

Current March 2026 MPK references are PLN 6 single, PLN 4 for 15 minutes, PLN 6 for 30 minutes, PLN 8 for 60 minutes, PLN 9 for 90 minutes, PLN 17 for 24-hour Zone I and PLN 56 for seven days. Residents can have PLN 72 one-line or PLN 99 network monthly products; annual student product is PLN 470 under eligibility.

Check the actual MPK route and pass eligibility rather than applying resident or student prices universally.

Deposit, contract and subletting rules

Under the general tenant-protection framework, a statutory security ceiling can reach 12 months’ rent; occasional and institutional regimes generally use six months. These are statutory ceilings, not typical deposit recommendations.

Store legal regime, requested deposit, refund deadline and owner consent. Subletting or additional occupancy may require permission under the contract and applicable law.

Utilities, furnishing and minimum stay

Verify heating, utilities, Internet, furnishing, minimum stay, contract regime and whether a central listing is tourist or long-term.

Kraków rental and payment risks

Classify the room, contract, property and payment before treating a listing as comparable.

  • Statutory 12-month ceiling is presented as a typical deposit.
  • Occasional/institutional regime is mixed with general tenancy.
  • Owner consent or subletting is not checked.
  • Tourist central room enters normal student market.
  • Utilities or heating are omitted.
  • Wieliczka is labeled Kraków.
  • Very cheap room is actually a shared bed.

Before you pay for a room in Kraków

  • I know which lease regime applies.
  • Deposit is compared with the correct statutory ceiling.
  • I have not mistaken the ceiling for market norm.
  • Subletting and occupancy permission are clear.
  • Utilities and heating are explicit.
  • I checked MPK route and pass eligibility.
  • I inspected the actual room.
  • I retained payment evidence.
