What current room prices look like

Examples observed in September 2026 include S/700 for a small furnished room in Miraflores with shared bathroom, S/750 in San Borja, S/860 in Surco with private bathroom and kitchenette, S/1,000 in Jesús María with private bathroom and utilities included, S/1,120 in Magdalena and S/1,600 for a furnished coliving-style room in Miraflores. These are live asking prices, not a statistical Lima average.

Test the route, not the district

Lima’s multiple transport systems and severe road congestion make a direct corridor disproportionately valuable. Current reference fares include Línea 1 Metro at S/1.50 and integrated long Metropolitano journeys at S/3.50 under current routes.

Run the actual trip at peak time, identify whether the room uses Línea 1, Metropolitano or bus corridors, count transfers, inspect the walk to the station or stop and include transport time as well as fare in the housing comparison.

Guarantee, advance rent and the contract

Many current Lima room advertisements use “1x1”, normally meaning one month as guarantee or deposit plus one month of rent in advance. That is a market convention in many listings, not a universal legal maximum.

The Fondo Mivivienda RAV can provide stronger documentation for qualifying rental contracts. Room or lodging arrangements may not fit the same regime. Separate rent, guarantee and any fee; confirm who controls the property; obtain written terms; and keep payment evidence.

Furnished rooms and minimum stays

Furnished rooms are common, ranging from basic bedrooms to units with private bathroom, kitchenette, utilities and laundry. Minimum stays vary widely: some rooms demand 12 months, while furnished or coliving inventory may target medium-term occupants.

Check furniture, kitchen access, laundry fees, utilities, hot water, internet, guest restrictions, cooking restrictions and stay length.

Lima rental and payment risks

Indecopi advises renters to inspect the property, verify that the person offering it is the owner or authorized, review contract and guarantee conditions, and use services with provider identification and secure payment or complaint channels.

• Money is requested before the property and advertiser are verified.
• A “guarantee” has no written refund conditions.
• The bank-account holder and contract party do not match or cannot be explained.
• An online advertisement is copied or has no verifiable property connection.
