Karachi’s room market spans inexpensive central and northern rooms and very expensive DHA or Clifton products. The city is so large that commute corridor, electricity backup and water arrangements should be treated as part of the rent.

Route-specific public transport

Karachi has multiple bus and BRT services, including the People’s Bus Service. Fares can depend on route and service; use current Sindh Mass Transit Authority information rather than hard-code a single Karachi fare.

Include office or campus corridor, BRT route, company shuttle, fuel and ride-hailing in the commute comparison.

Sindh written agreement and attestation route

Section 5 of the Sindh Rented Premises Ordinance requires a qualifying landlord–tenant agreement to be in writing. Where an agreement is not otherwise compulsorily registrable, the Ordinance provides a formal attestation route; where registrable, use the registered deed as evidence.

The reviewed Ordinance does not provide a simple universal security-deposit amount ceiling. Document security, advance rent, pagri or premium, utilities, rent and notice separately.

Power, water and AC

Ask whether K-Electric, generator or UPS, generator fuel, water line or tanker, AC, gas, Internet and lift backup are included. These costs can rival a low room rent.

Verify furnishing, minimum term and the actual allocated room.

Karachi rental and payment risks

A cash payment without a compliant paper trail is a meaningful warning.

  • Agreement is verbal or cannot be attested or registered as applicable.
  • Security and advance rent are mixed.
  • Owner or sublessor cannot be verified.
  • Power backup or water costs are unclear.
  • Actual room differs from photos.
  • Payment recipient is unrelated to the authority to rent.
