Plan your move in Lagos
For planning, use a broad ₦70,000–₦250,000/month equivalent for many non-premium room searches, while clearly separating serviced Lekki rooms at ₦350,000–₦500,000+ and annual-payment conventions.

Best starting areas for
Students
Yaba is a first comparison for mainland institutions and tech activity. Do not pay island pricing unless campus or placement requires it.
Remote workers
A cheaper mainland room can work if power and internet are strong; budget generator, inverter and service costs.
Newcomers
Lekki has visible furnished inventory but can distort the budget. Compare Yaba, Surulere and mainland job corridors.
Professionals
Model bridge and road time for island work; for Ikeja or mainland work, Lekki can be an expensive mistake.

The first-year-cost problem
A current serviced Lekki example shows rent ₦410,000/month, service charge ₦100,000/month, one-off legal ₦60,000, agency ₦60,000 and refundable caution ₦60,000: an advertised first-month total of ₦690,000.
Normalize annual rent for comparison but preserve whether payment is monthly or annual. The True Monthly Housing Cost calculation should keep agency, legal, caution, service, inspection, power and internet separate.
LAMATA, rail and road commute
Lagos has Blue and Red Line rail and BRT infrastructure, but the housing decision remains corridor-specific. Use current LAMATA schedules and fares at implementation time rather than one citywide transport amount.
Calculate home to station or BRT stop, transfers, last-mile cost, peak journey time and the fallback when rail or BRT does not fit.
Tenancy law and fee separation
The Lagos Tenancy Law 2011 remains the current-law baseline at this review. Within its scope, advance-rent provisions distinguish new or would-be tenants from sitting tenants; they are not a universal deposit rule.
Keep advance rent, caution/security, agency, legal and service charge separate. Preserve geographic and material scope qualifications, including Apapa, Ikeja GRA, Ikoyi and Victoria Island, and do not mark a pending 2025/26 reform bill as enacted.
Power, water and service charge
Ask whether service charge includes grid electricity, generator or inverter, diesel, water treatment, internet, security, cleaning, waste and estate charges.
A serviced room without this breakdown is not comparable with an ordinary private room.
Lagos rental and payment risks
The fee stack and payment authority must be verified before transfer.
- Inspection fee is requested before the agent or property is credible.
- Percentage fees have no written basis.
- Caution is not described as refundable or non-refundable.
- Large annual transfer is requested from an unverified advertiser.
- Service charge has no service list.
- Legal claims rely on a pending reform bill rather than current law.

- Power, water and internet arrangements are written.
- I checked whether the Tenancy Law provision covers this arrangement and location.
- I retained receipts.
