Kelburn, Aro Valley and Mount Cook should follow Victoria or Massey campus corridors.

Remote workers

Newtown, Brooklyn, Johnsonville and selected inner suburbs offer space value when daily CBD travel is limited.

Newcomers

Thorndon, Te Aro and Mount Cook are easier to understand but more expensive.

Government, CBD, hospital and Hutt-based workers should compare their actual corridor rather than defaulting to central Wellington.

Current Trade Me examples include Thorndon around NZD 180 plus expenses, Mount Cook NZD 230 plus NZD 30–40 expenses, Te Aro NZD 250, Kelburn NZD 250 including bills, Newtown NZD 200–250 and outer/northern examples NZD 190–260/week.

For monthly equivalents use weekly rent × 52 / 12, never weekly rent ×4.

Metlink fares and hills

Current adult peak fares from 15 May 2026 are NZD 2.12 for one zone, 3.50 for two, 4.67 for three and 5.24 for four zones. The current Wellington 30-day bus pass is NZD 187 and off-peak discount is 20%.

Display the vertical walking route, bus or rail transfer, weather exposure and last useful service, not only map distance.

Tenant versus flatmate agreement

For a tenant covered by the Residential Tenancies Act, general bond is capped at four weeks and rent in advance at two weeks. A flatmate not named on the tenancy is not covered in the same way; rights depend on the agreement with the tenant.

The Shared-House Agreement tool is practical only and does not replace a statutory tenancy agreement where one is required.

Heating, moisture and bills

Inspect sun exposure, moisture or mould, ventilation, heater type, draughts, insulation and typical winter electricity. Check Healthy Homes information where the arrangement is covered.

A room NZD 20/week cheaper can be worse value if it needs substantially more heating.

Wellington rental and payment risks

A Wellington room’s effective cost includes winter condition and terrain.

  • Flatmate is represented as a statutory tenant.
  • Heating or bills are omitted from the headline cost.
  • Steep walking route is hidden by map distance.
  • Weekly rent is converted using ×4.
  • Bond is paid without a clear agreement or receipt.
  • Damp or mould is dismissed without inspection.
  • Lower Hutt or Petone is mislabeled as a Wellington-city neighborhood.
