Valletta proper versus harbour localities

Current room evidence includes a central-Malta/Kappara private room around €650, Valletta-labelled harbour-area furnished rooms around €650–700 and wider private-room signals around €500–700. Floriana studios and one-bedroom apartments around €600–1,050 are separate.

Tallinja status and bus fares

Holders of a personalised Tallinja card can currently use qualifying day, night and special bus services free of charge. Without the card, current day fares are €2 winter or €2.50 summer and night fare is €3; selected direct services can cost more.

Ask whether the renter has or can obtain a qualifying personalised card, then test bus, ferry, walking and late-service access.

Written and registered primary leases

A qualifying primary residential lease must be in writing and registered with the Housing Authority. The contract should state property, use, term, renewal, rent, payment method, security amount and inventory.

A security deposit is not mandatory under Housing Authority guidance; if taken, the amount—including zero where none is taken—must be declared. Do not invent a universal one- or two-month cap.

Tourist mix, AC and minimum stay

Verify that the room is long-term residential rather than tourist accommodation. Record furniture, AC, electricity, water, Internet, cleaning, minimum stay and termination terms.

Valletta-area rental and payment risks

The municipality/locality is part of the housing decision.

  • Sliema, Floriana or Cospicua is silently treated as Valletta.
  • Tourist short-let price is counted as a long-term room.
  • A qualifying primary lease is not registered.
  • A universal legal deposit cap is invented.
  • Landlord or head tenant cannot prove authority.
  • AC or electricity is omitted from summer cost.
  • Ferry or bus access is described without the actual locality.
