July 2026 furnished-room data places current neighborhood signals around €1,065 in Gare, €1,143 in Limpertsberg, €1,177 in Centre, €1,198 in Kirchberg and €1,129 in Belair. Individual Bonnevoie and Mühlenbach examples sit around €1,050–1,100 all included.

Label electricity, water, heating, Internet, cleaning, insurance and maintenance explicitly. Do not compare a €900 base-rent traditional share directly with a €1,050 all-inclusive room.

Free domestic public transport

Normal second-class domestic public transport is free on buses, trams and trains. First-class rail and cross-border portions are exceptions, and cross-border housing does not inherit Luxembourg’s domestic free-fare rule.

Because the normal fare is zero, compare time, transfers and winter walking rather than adding an invented monthly transport charge.

Two-month deposit and inventory

Current government guidance states that a residential security deposit may not exceed two months’ rent. Keep security, first rent, agency fee and service charges separate, and preserve approved deposit or bank-guarantee forms.

A move-in inventory is especially important when security is taken. Verify whether you are a named tenant, co-tenant, subtenant, flatmate or lodging customer.

Furnished rooms and minimum stay

Verify furniture, bills, common-area cleaning, insurance, maintenance, minimum stay, notice and termination terms. High-density managed coliving should not be marketed as an ordinary small household.
