Rooms and flatshares in Vilnius: neighborhoods, costs and contracts

Vilnius has a compact centre but a wide student and residential footprint. Public transport is inexpensive, so outer neighborhoods can offer good room value when they sit on a direct bus or trolleybus corridor.

Plan your move in Vilnius

Current international private-room listings are often around €400–€550/month including bills, although local-market rooms can be cheaper. Use €350–€550 as a broad planning range and separate managed international inventory from local roommate listings.

Best starting areas for

Students

Saulėtekis and Antakalnis are logical for many university destinations. Baltupiai and Žirmūnai can provide better value.

Remote workers

Naujamiestis offers a strong location; Žirmūnai can reduce cost.

Newcomers

Public transport is inexpensive enough that a slightly outer area can be rational.

Budget-focused renters

Fabijoniškės, Pašilaičiai and selected outer neighborhoods deserve comparison.

International sample versus local range

Current international student and private-room inventory includes many examples around €419–€549/month, often with bills included, while local or private roommate arrangements can be cheaper.

Do not call the international-platform selection a citywide average. Present €350–€550 as a broad planning range and explain the sample bias.

JUDU and direct corridors

JUDU currently lists a 30-day full ticket at €38, a 30-day weekdays-only ticket at €35, a one-day ticket at €7.50 and a three-day ticket at €13.50.

Vilnius has no Metro, so bus or trolleybus corridor quality, transfers and late service should drive the location decision.

Qualified deposit wording

FlatShare should not claim a universal statutory Vilnius or Lithuania security-deposit maximum based on the current evidence. Market guidance commonly describes one to three months’ rent as possible security, but that is market practice.

Before paying, obtain written terms, distinguish deposit from rent in advance, specify refund conditions, document condition and verify the landlord or sublessor.

Furnished rooms and winter utilities

International rooms are usually furnished. Check heating, electricity, water, internet, whether bills are fixed or actual, furniture and minimum stay.

Winter heating can make two similar headline rents materially different.

Vilnius rental and payment risks

Bills-included language deserves the same attention as the room price.

  • Deposit is demanded before landlord or property verification.
  • Bills-included claim has no defined limits.
  • No handover or condition record.
  • Advertiser cannot establish authority.
  • Advance rent and deposit are conflated.
  • Cash payment is requested without a receipt.

Before you pay for a room in Vilnius

  • Deposit and advance rent are separately documented.
  • I understand winter utilities.
  • I verified landlord or sublessor authority.
  • I checked the JUDU commute.
  • I have a written agreement.
  • I documented room condition.
  • I know the minimum term and notice.
  • I retained payment evidence.
