Plan your move in Nairobi
Room-only inventory is fragmented, so use a room/bedsitter planning signal rather than one clean average. Ordinary search budgeting is roughly KES 15,000–35,000/month, with furnished or serviced studios around KES 40,000–45,000+.

Best starting areas for
Students
Search by campus. Ngara and Parklands suit central university users; Kasarani and Roysambu suit institutions along the Thika Road corridor.
Remote workers
Kileleshwa and Kilimani are convenient, but a lower-cost area works if water, internet and backup power are dependable.
Newcomers
Westlands and Kilimani are easy reference points but carry a premium. Compare the actual office route before paying it.
Professionals
Nairobi congestion makes a room closer to work potentially better value even at higher rent.

Room, DSQ, bedsitter and studio are different products
Current examples include a KES 20,000 servants-quarter/bedsitter product in Riverside, a KES 30,000 Kileleshwa bedsitter and a KES 45,000 furnished studio in Nairobi West. Label each product separately rather than lowering a private-room benchmark with a studio or DSQ.
Budget water, electricity, internet, service charge, security and commute in addition to rent.
Route-specific Nairobi commuting
Nairobi’s transport mix includes matatus, conventional buses, commuter rail, ride-hailing and private cars or motorcycles. Kenya Railways publishes commuter-rail routes, but most renters still need first- and last-mile planning.
Matatu and bus pricing varies by route, operator, time and congestion. Do not hard-code one city fare.
Advance rent is not a universal deposit cap
Within its legal scope, the Rent Restriction Act includes an advance-rent restriction: demanding more than two months’ standard rent in advance can be an offence. That does not justify displaying “maximum deposit = two months” for every Nairobi flatshare.
Separate refundable security, advance rent, agency or letting fee, utilities deposit and access-card charges.
Water, power and furnished terms
Verify water availability, storage or borehole arrangements, prepaid or postpaid electricity, internet speed, backup power, service charge, security and parking charges.
Furnished or serviced rooms should list furniture, bills, minimum stay and any usage limits.
Nairobi rental and payment risks
Property and product verification should happen before money changes hands.
- Broker cannot identify the owner or authorized agent.
- Photos or listings are duplicated under different contacts.
- Deposit is requested before viewing.
- Water or service-charge terms are missing.
- A bedsitter or DSQ is presented as a private room.
- Low rent is offset by an expensive or impractical commute.
Before you pay for a room in Nairobi
- I inspected or credibly live-verified the actual room.
- I verified owner or agent authority.
- I know whether this is a room, DSQ, bedsitter or studio.
- I tested the peak commute.
- Water, electricity and service charges are clear.
- Deposit and advance rent are separately written.
- I retained payment evidence.
