Best starting areas for
Students
Search from the campus rail station. Nakano, Suginami, Toshima and Setagaya can be more rational than living beside Shinjuku or Shibuya.
Remote workers
Koenji, Nakano and Setagaya offer strong lifestyle value; Kita, Itabashi and Nerima can reduce base rent.
Newcomers
A furnished share house can reduce setup friction, but compare the complete package rather than rent alone.
Budget-focused renters
Itabashi, Katsushika, Adachi, Kita and selected outer wards deserve early comparison.

Base rent, charges and initial fees
Oakhouse’s current Tokyo data reports about ¥61,055 average base rent, with ward signals around ¥96,371 in Shinjuku, ¥92,667 in Shibuya, ¥52,685 in Itabashi, ¥46,121 in Katsushika and ¥53,813 in Edogawa.
Individual examples include roughly ¥55k–62k plus ¥15k utilities in Kasai, ¥53k plus ¥16k utilities in Ikebukuro and ¥68k plus ¥16k maintenance in Sasazuka. These are separate base and service amounts.
Price the exact rail route
Tokyo Metro regular tickets currently use ¥180, ¥210, ¥260, ¥300 and ¥330 distance bands, with slightly lower IC fares. Tokyo commuters also combine Toei, JR and private railways, so there is no useful universal Tokyo monthly pass.
Check the actual home-to-work or campus route, transfers and late service.
Shikikin, reikin and guarantor costs
Do not use “deposit equals one month” as a universal Tokyo rule. Shikikin is potentially refundable security, while reikin is generally non-refundable key money; agency, guarantor-company, insurance and contract fees are separate.
Ask whether guarantor charges are one-time, annual or periodically renewed, and make the Japanese contract match any English explanation.
Furnished share houses and minimum stays
Share houses commonly include a bed, desk or storage, Wi-Fi, shared kitchen and common furniture, sometimes with cleaning. Minimum terms can be one to three months or longer; ordinary apartments need more setup.
Tokyo rental and payment risks
Fee transparency is the first safety check when a room seems cheap.
- Unexplained reservation payment.
- Refundable and non-refundable charges are mixed.
- Operator, agent or landlord authority is unclear.
- English explanation differs from the Japanese contract.
- Fixed-term, renewal or early-exit costs are omitted.
- Property cannot be viewed or verified.
Before you pay for a room in Tokyo
- I calculated base rent plus monthly common or service charge.
- Shikikin and reikin are separately identified.
- I know guarantor or guarantee-company costs.
- I know which upfront charges are non-refundable.
- I checked the exact rail commute and transfers.
- I understand term, renewal and exit fees.
- I verified operator, landlord and property.
- I am not treating ¥60,000 rent as ¥60,000 total monthly cost.
