Private rooms versus shared beds

Do not mix shared-bed or meal-inclusive PG prices into a private-room range. Separate rent, AC/electricity, maintenance and food.

CMRL distance fares and digital discount

Chennai Metro pricing is distance-based. Current CMRL policy gives a 20% discount for qualifying digital QR or NCMC transactions; use the official fare calculator rather than embed a stale universal min/max.

Compare Metro, suburban rail, buses and OMR road travel at the actual time you will commute.

Tamil Nadu tenancy framework

For covered tenancies under the Tamil Nadu framework, the agreement should be in writing, registered with the Rent Authority and the security deposit may not exceed three months’ rent. The framework also addresses refund after legitimate deductions.

This three-month rule must not leak into Bengaluru, Hyderabad, Delhi, Kolkata or other Indian cities, and PG or service products may need separate classification. Verify the current portal and Act before publication.

AC, electricity and rain access

Verify AC, electricity, water, backup power, meals, housekeeping and laundry. A lower room rate can lose its value when AC use or maintenance is billed separately.

Check street drainage, ground-floor or basement exposure, lift, power and access during heavy rain without assigning generic flood labels to a whole neighborhood.

Chennai rental and payment risks

A written agreement is part of the practical verification, not an afterthought.
