Best starting areas for
Students
Yeshwanthpur/Mathikere, Jayanagar/BTM and campus-specific neighborhoods should come before a generic Koramangala search.
Remote workers
Koramangala and Indiranagar have lifestyle value, but JP Nagar, Yeshwanthpur or selected outer Metro corridors can reduce cost.
Newcomers
Choose the fixed employer corridor first; Bengaluru is too dispersed for a generic central strategy.
Tech professionals
Whitefield, ORR/Bellandur and Electronic City are separate commuting worlds. Avoid crossing them daily if possible.

PG and private-room evidence
Current NoBroker examples include roughly ₹6,000–₹8,500 in lower or value inventory, ₹12,000–₹18,000 for many private PG rooms and ₹20,000–₹23,000+ for stronger tech-corridor rooms. Some products show deposits several times the monthly rent.
Keep private rooms, shared beds and PG packages separate. Display rent, maintenance, food and electricity individually rather than inferring one standard total.
BMRCL fare and the real commute
BMRCL live fare tools are the publication-time source of truth. A current working reference after the 2025 revision is approximately ₹10 minimum to around ₹90 depending on the trip, but 2026 fare messaging was changing.
Compare Metro, BMTC, company shuttle, two-wheeler or car, parking and daily time. A cheaper room is not cheaper if peak traffic consumes the week.
Deposit and Karnataka contract checks
Do not import Tamil Nadu, Maharashtra, Delhi or Model Tenancy Act deposit rules into Bengaluru. No simple universal Karnataka security-deposit ceiling was identified for every room or PG product.
Get security, advance rent, refund deductions, notice, lock-in and payment recipient in writing. Large deposits are market observations, not statutory entitlement.
Meals, power and furnished PG services
PG products may include bed, furniture, Wi-Fi, meals, housekeeping, laundry, electricity allowance and power backup. Ask what the headline rate includes and what electricity or AC limits apply.
Confirm whether the photographed room is the actual allocated room and whether minimum stay or exit charges apply.
Bengaluru rental and payment risks
The larger the deposit, the stronger the verification should be.
- Very large deposit with no refund schedule.
- Sample room shown instead of the allocated room.
- Owner or PG operator cannot be verified.
- Payment demanded before viewing.
- Maintenance, food or electricity disclosed only after booking.
- Lock-in or notice terms hidden in fine print.
Before you pay for a room in Bengaluru
- I tested the real office or campus commute at peak time.
- I know rent, maintenance, food and electricity separately.
- Deposit and refund terms are written.
- I verified the owner or PG operator.
- I inspected the actual room.
- I understand lock-in and notice.
- I have not assumed another Indian state’s deposit law applies.
- I retained payment evidence.
