Remote workers
Pangrati and Petralona have lifestyle appeal. Kypseli can offer better value.
Newcomers
A room near Metro Lines 1–3 or tram is often easier than a central room dependent on multiple buses.
Budget-focused renters
Compare Kypseli, Patisia and Kallithea before paying central-tourist-area prices.

Current room-price signals
Recent student and international listings include rooms around €390–€450, many private-room examples around €450–€525 and higher managed or furnished central inventory above €550. Shared-bedroom products sit below the private-room range and should not be mixed into an average.
Urban fares and summer commute
OASA’s current products include a 90-minute ticket at €1.20 and a 30-day product at €27. Airport services are separate. The ordinary ticket covers normal buses, trolleybuses, trams, Metro and specified suburban rail portions, excluding airport-specific services.
Deposit and advance payment
Qualifying Greek residential rules include a two-month-rent ceiling for security deposits and restrict advance rent beyond the relevant rental period. Room, sublet and international accommodation can be structured differently, so do not apply the wording universally. Identify rent, deposit, advance rent, fees, utilities, term and payment recipient.
Furnished rooms and minimum stays
Furnished rooms are common in Erasmus and international inventory. Current listings often use minimum stays of one to two months or more, while ordinary local leases may be longer. Verify AC, heating, internet, electricity cap, bedding, washing machine, cleaning and exact term.
Athens rental and payment risks
A reservation payment should never replace credible verification and written terms. Include electricity and AC in the comparison where they are not included.
- Money requested before viewing or live verification.
- Unusually low central rent with urgent transfer demand.
- Advertiser or recipient cannot establish connection to the property.
- No written deposit or refund terms.
- Copied photographs or incomplete address.

- I checked the Metro, tram or bus route.

- I understand minimum term and notice.
- I have seen the room or completed credible live verification.
- I have written payment and refund terms.
- I have not transferred a reservation payment solely because of urgency.
