Current shared-room price signal

As of 7 September 2026, Ghana Property Centre showed 15 shared apartments in Accra with a displayed category average of about GH₵1,600. The category may mix chamber-and-hall, mini-flat, self-contained and genuinely shared-bedroom arrangements.

Classify the product before calculating a room median and do not convert a USD-priced furnished listing into the ordinary cedi benchmark without explicit labeling.

Transport under active fare review

Accra relies heavily on trotro and bus services, with taxis and ride-hailing as alternatives. Transport unions were seeking a new fare review in early September 2026.

Do not freeze one Accra fare in the guide. Use a short transportRecheckBy, price the actual work or campus route and show ride-hailing as a potentially much more expensive fallback.

Advance rent is not deposit

Within the Ghana Rent Act scope, a monthly or shorter tenancy should not be charged more than one month in advance, while for a tenancy exceeding six months the law restricts demanding more than six months in advance. Current Rent Control messaging has reiterated the six-month point.

Keep advance rent, refundable security, agent fee and utility deposits separate. Do not display depositMax = 6 months.

Utilities and currency

Check prepaid electricity and meters, water storage, internet, generator or inverter, service and security charges, and whether rent is stated in GH₵ or another currency.

Furnished international stock should not define the ordinary local room range.

Accra rental and payment risks

Long advance payments need especially clear documentation.
