Long-term rooms versus temporary Kalk
Current examples include Rath/Heumar around €640 warm, Sülz around €640 warm with deposit around €1,800 and a central example around €700 warm with deposit around €1,440. The temporary Kalk room around €360 must remain outside the ordinary long-term range.
Keep room, short stay, studio and whole-apartment evidence distinct.
Rheinlandtarif after the VRS transition
The Rheinlandtarif has applied since 1 June 2026. Legacy VRS ticket acceptance ended 31 August 2026, so September 2026 guidance must not display old VRS logic as current. The Deutschlandticket reference is €63/month.

Federal BGB §551 rule
BGB §551 limits residential security to three monthly base rents, permits three equal cash-deposit instalments and requires separate holding. Calculate the ceiling from Kaltmiete, not Warmmiete.
Verify duration, named status, sublet authority, utilities and refund terms.
Warmmiete and minimum stay
Ask for Kaltmiete, Nebenkosten, Warmmiete, furnishing, heating, Internet, minimum stay and notice. Temporary rooms need a visible end date and cancellation terms.
Cologne rental and payment risks
Current tariff state and rental duration must be explicit.
- Old VRS logic is shown after the transition.
- Temporary room is counted as normal.
- Deposit ceiling is calculated from Warmmiete.
- Fake WG payment is requested before viewing.
- Head tenant cannot establish sublet authority.
- Municipality outside Cologne is silently included.
- Heating or Nebenkosten are unclear.
