Kaltmiete is base rent; Nebenkosten are operating charges; Warmmiete includes specified operating/heating costs. Internet, electricity and broadcasting contributions may remain separate. Ask for the actual transfer amount and possible reconciliation.

Berlin is bigger than the Kiez map suggests

Find the closest S-/U-Bahn station to your main destination, search outward on one direct line, then compare walking, transfers and late service. FU notes that commutes up to around an hour are common.

Anmeldung and deposits

Ask in writing: “Ist Anmeldung möglich, und erhalte ich eine Wohnungsgeberbestätigung?” A cheap temporary room without registration can be unsuitable for someone who needs a German address.

§551 BGB limits residential security to three months of rent excluding operating costs. Match the contract party to the person receiving the deposit, especially in a WG sublet.

Furnished rooms and Zwischenmiete

Berlin has a substantial furnished sublet market. Verify exact dates, authorization, furniture inventory, handover record, deposit holder and whether the room truly ends or can become permanent.

The difficulty of Berlin’s market should not turn urgency into your verification process.

• “Landlord abroad” with no viewing and keys promised after transfer.
• Passport scan or money requested before property verification.
• Copied photos and descriptions or unofficial escrow arrangements.
• An implausibly low price for the neighborhood.
