Rooms and flatshares in Tbilisi: neighborhoods, costs and contracts

Tbilisi remains relatively affordable for shared housing, but rents are often discussed in US dollars while daily expenses are in Georgian lari. “First and last month” payment structures can also be confused with a refundable security deposit.

Best starting areas for

Students

Saburtalo is the obvious general student base because of universities and Metro access. Didube and Marjanishvili can improve value depending on campus.

Remote workers

Vake and Vera are convenient lifestyle choices but expensive. Saburtalo, Avlabari or Chugureti can offer more value.

Newcomers

Pick a place near Metro first unless you know your daily route well, and make the rent currency explicit.

Budget-focused renters

Isani, Didube and Gldani deserve comparison before accepting Vake or Mtatsminda prices.

Current room-price signals

Current 2026 guidance shows roughly GEL 500–700 in Saburtalo or Didube and GEL 700–900 in Vake or Mtatsminda, with meaningful central and outer variation.

Some websites quote rents in USD. Display the actual listing currency and explain any conversion assumption instead of silently converting contractual rent into GEL.

Metro before taxi

Tbilisi Transport Company’s standard tariff includes 1 GEL for 90 minutes, 3 GEL for one unlimited day, 20 GEL for one week and 40 GEL for one month. Integrated products cover qualifying Metro, municipal buses and specified ropeway services.

Direct Metro access is particularly valuable because road traffic can make bus and taxi commute times unpredictable.

Security, installments and last-month rent

Georgian Civil Code Article 552 provides that security given by the tenant may not exceed three times one month’s rent. Where security is payable in advance, the tenant may pay it in three equal monthly installments.

Do not confuse security deposit, first month’s rent and last month’s rent paid in advance. Ask the landlord to label every payment clearly and state return conditions.

Furnished rooms, heating and utilities

Furnished rooms are normal in the international market. Check central or individual gas heating, winter gas cost, air conditioning, electricity, internet, water, lift, furniture and cooking facilities.

A cheap room with poor heating can have a very different winter cost than the headline rent suggests.

Tbilisi rental and payment risks

Currency ambiguity and informal payment language deserve as much attention as the room itself.

  • Contract quotes USD but conversion rules are vague.
  • “First and last month” is called a deposit without refund explanation.
  • Advertiser cannot establish ownership or authority.
  • Payment is requested before viewing or live verification.
  • No written agreement or unexplained cash-only transaction.

Before you pay for a room in Tbilisi

  • Rent currency and conversion method are explicit.
  • I separated rent in advance from refundable security.
  • Security amount respects the applicable Civil Code rule.
  • I verified landlord or sublessor authority.
  • I checked the Metro and bus commute.
  • Winter heating and utilities are clear.
  • I have a written agreement.
  • I retained payment evidence.
