Best starting areas for
Students
Start with the campus. The 13e and 14e can work for southern or academic destinations; the 19e and 20e can offer better value if the Métro connection works.
Remote workers
The 11e has lifestyle appeal, but the 19e and 20e can deliver more room for the money without losing good transit.
Newcomers
Favor a direct Métro or RER route and clear written contract over a prestigious arrondissement name.
Budget-focused renters
Search the 19e, 20e and selected outer arrondissements before defaulting to the centre. Nearby municipalities are a separate comparison.

What current room prices look like
Recent listings show examples around €675–€800 in east and central locations, €770–€890 around parts of the 20e, €919–€950 around Rosa Parks/19e and €1,000–€1,025+ for larger or better-positioned shared rooms. These examples illustrate range, not a statistical citywide index.
Choose the line before the arrondissement
Paris has a dense network, but transfer count still matters. Identify the closest usable Métro, RER or tram station, run the actual work or campus journey at peak time, check late service and include the pass in the True Monthly Housing Cost tool.
The 2026 Navigo Mois all-zones pass costs €90.80/month. Employees commuting by public transport may also be entitled to employer reimbursement under French rules.
Deposit and lease type
For a qualifying principal-residence lease, an unfurnished security deposit may not exceed one month’s rent excluding charges, a furnished lease may use up to two months, and a bail mobilité does not allow a security deposit. Room arrangements can involve subletting, owner occupation or another structure.
Rent-control rules can apply to qualifying leases, but not every room or informal sublet is governed identically. Obtain the lease or sublease, rent and charges, deposit, condition report, authority of the lessor, dates and notice terms in writing.
Furnished rooms and stay length
Furnished rooms are common in the Paris student and international market. Verify the bed, desk, kitchen equipment, washing machine, internet, heating, charge reconciliation and whether the arrangement is a standard furnished lease, student arrangement or bail mobilité. Shorter stays often carry a material monthly premium.
Paris rental scam patterns
Student-housing guidance warns against sending money simply to reserve a property, sending identity documents before a credible interaction, copied photographs and implausibly low rent. The “landlord is abroad, send the deposit and keys will follow” pattern is a major red flag.
- Payment requested before viewing or signing.
- Identity documents requested before the advertiser is credible.
- Copied or unrelated photographs.
- Rent implausibly low for the area.
- Accommodation offered in exchange for services without clear legitimate terms.
Before you pay for a room in Paris
- I know the exact lease or sublease type.
- Rent and charges are separately identified.
- The deposit matches the contract type.
- I verified the advertiser or lessor.
- I checked the actual Métro/RER commute.
- I have seen the room or completed strong live verification.
- I understand notice and minimum-stay terms.
- I am not sending money solely to secure a viewing or unverified room.
