Prague’s transport network makes it possible to live well outside the historic centre without sacrificing daily convenience. For a room renter, Metro or tram access and the structure of utilities and fees are usually more important than being close to Old Town.

A direct Metro or tram corridor

Prague’s 2026 PID fares include a monthly Prague pass at CZK 550 and annual pass at CZK 3,650. A direct Metro or tram corridor can make a farther neighborhood more convenient than Old Town-adjacent housing. Test the route and final walk at the time you travel.

Deposit and contractual penalties

Czech Civil Code §2254 provides that the security deposit plus any agreed contractual penalty may together not exceed three times the monthly rent. At the end of the lease, the landlord returns the security less legitimate deductions, with statutory interest rights applying.

Room and sublet arrangements can differ in structure. Verify who holds the deposit, the rent figure used for the cap, contractual penalties, utility debts and the condition report.

Furnished rooms and separate fees

Furnished rooms are common, especially for international students. Watch for utilities quoted separately, agency or administration fees, internet, cleaning, minimum term, move-in fees and deposit. Normalize everything to an all-in monthly figure.

Prague rental scam patterns

Official and student guidance warns about urgent advance payment, inability to view the property, video-only viewings, unverifiable landlord identity and missing contracts. Prague police reported a 2026 fraud case involving false advertisements and deposits for apartments never made available.
