Bus frequency and office location should drive the housing corridor rather than a generic “Nicosia” label.

Current August 2026 bus fares
From 3 August 2026, the current urban references are €2.70 cash single, €2.00 normal card single, €1.00 50%-discount card single, €4.70 night cash, €66.90 normal personalised 30-day and €33.40 discounted 30-day. The March €2.40/€1.80 tariff is stale.

Republic electronic rent payment
From 1 July 2026, rent for immovable property in the Republic of Cyprus must be paid through recognized electronic means such as bank transfer or card. A cash-rent warning applies to a Republic property.
Do not automatically extend that rent-payment wording to a refundable security deposit. There is no universal private-room deposit ceiling supplied here; write deposit, deductions and refund separately. Keep northern Nicosia outside the Republic legal-rule engine.
AC, electricity and minimum stay
Furnished does not mean all bills included. Verify AC, electricity, water, Internet, furniture, minimum stay, utilities caps and whether the room is a student residence, private room or whole apartment.
Nicosia rental and payment risks
Jurisdiction and payment method must be visible before money changes hands.
- Cash rent is requested for a Republic property after 1 July 2026.
- March 2026 €2.40/€1.80 fares remain live after the August change.
- Student-residence prices are treated as private-room averages.
- Electricity or AC is omitted.
- Republic rules are applied to northern Nicosia.
