Rooms and long-stay housing in Havana: costs, areas and practical checks

Havana requires a different FlatShare treatment from most cities. There is a functioning private long-stay market, but currency, electricity, water, internet, transport reliability and legal registration can matter more than a simple monthly price.

Current evidence is fragmented: local long-term apartments and international private-room products are separate markets. FlatShare should show both signals without blending CUP, USD and EUR into a fake city average.

Best starting areas for

Students

Vedado and Nuevo Vedado are natural university-oriented starting points, subject to actual power, internet and route checks.

Remote workers

Choose by verified internet, mobile backup and power solution at the specific property, not neighborhood name alone.

Newcomers

Vedado and Miramar may be easier initial landing points but carry an international-market premium.

Budget-focused renters

Centro Habana, 10 de Octubre, Cerro and Marianao can be cheaper while requiring stronger infrastructure checks.

Keep local and international markets separate

Current local long-term examples include a Centro Habana independent apartment around USD 300, Vedado examples around USD 200–550, a Habana Vieja example around USD 420 and Cubísima examples around €150–300.

Current Homestay private-room examples include about USD 338 and USD 500/month for one guest in Centro Habana. Do not calculate an average across CUP, USD, EUR, local resident and tourist or international products.

Nominal fare versus usable service

The existing regulated Havana urban-bus tariff lists 2 CUP per passenger, but 2026 fuel constraints materially reduced service and frequency.

Emphasize actual route frequency, walking distance, alternatives, work or study proximity and the ability to function without reliable public transport. The nominal fare is not a realistic monthly commute benchmark by itself.

2026 Housing Law transition

Cuba’s National Assembly approved a new Housing Law, Law No. 187, on 30 July 2026. As of the latest verification on 8 September 2026, the Gaceta Oficial records the parliamentary approval and the style-review/countersignature process, but the full promulgated law text has not yet been published in the material reviewed.

FlatShare therefore does not apply provisions from the draft/new law as current. Renters should verify the owner’s current authorisation to rent and obtain clear written terms identifying the parties, property or room, rent currency, term, utilities and payment method, plus payment evidence.

Power, water and internet are first-order costs

For each room verify generator, EcoFlow, inverter or other backup power, outage pattern, water supply and storage, gas, 110V or 220V, AC, Wi-Fi, mobile signal, cleaning, laundry and currency used for rent.

Backup power and reliable water can materially change the value of an otherwise cheap room.

Havana rental and payment risks

Currency and legal status must be clear before money changes hands.

  • Unlicensed or unauthorized rental arrangement.
  • Payment in an unclear currency or mechanism.
  • No written long-stay agreement where required.
  • Owner or operator authority cannot be verified.
  • Power, water or internet claims are assumed rather than checked.
  • No receipt or traceable payment evidence.
  • Local and international price markets are blended deceptively.

Before you pay for a room in Havana

  • I know the rental owner or operator is currently authorised.
  • I understand that the full Law 187 text and implementing rules remain pending in the latest record reviewed.
  • Rent currency, term, utilities and payment method are explicit.
  • I know power backup and outage limitations.
  • I verified water storage and supply.
  • I tested internet and mobile connectivity.
  • I understand real transport availability, not only nominal fare.
  • I have written terms.
  • I retained payment evidence.
