Rooms and flatshares in Abidjan: neighborhoods, costs and commuting

Abidjan’s housing cost is inseparable from the commute. A cheap room can lose its value through long cross-city road trips, while a Cocody or Marcory room can be rational for a nearby university or office.

Plan your move in Abidjan

Dedicated colocation supply is small, so use a cautious CFA 25,000–60,000/month planning range as a market signal, not a citywide average. Premium furnished and self-contained products are separate.

Best starting areas for

Students

Compare Cocody, Deux Plateaux and Angré only after checking the exact institution and route.

Remote workers

Marcory, Cocody and selected Riviera areas offer services; the premium should be intentional, not based on an imagined central location.

Newcomers

Choose by work or study corridor and SOTRA connection; Abidjan is too large for a generic central search.

Professionals

Avoid daily cross-city travel where possible; Plateau, Cocody and Marcory create different housing choices.

Caution and advance are separate

Current small-platform signals include CFA 25,000–35,000 lower-cost rooms and CFA 35,000–40,000 Cocody/Deux Plateaux-type rooms. Wanted budgets up to CFA 80,000 are not supply, unavailable listings are not current stock and Grand-Bassam is not Abidjan municipality.

Current guidance supports up to two months’ caution/security plus up to two months’ rent in advance for the covered residential lease. Never label that combined amount a “4-month deposit”.

SOTRA service-specific fares

Current references distinguish MonBus CFA 200, MonBato CFA 150–200, Wibus CFA 300 and Express/Navette CFA 500. Do not turn these different services into one universal Abidjan fare; calculate the actual route and last mile.

Written lease and move-in money

The covered residential lease is written, and current government guidance states a maximum of two months’ rent in advance and a maximum of two months’ caution. Keep security, advance, broker fee and utilities separate.

An occupant advertising a room may be owner, agent, consenting tenant or unauthorized head tenant. FlatShare does not independently verify a lease uploaded by a user.

Utilities and minimum stay

Verify room versus studio or bedspace, power, water, internet, service charges, furnishing and minimum stay. Check seasonal drainage and flood exposure at the exact building or street rather than generalizing by neighborhood.

Abidjan rental and payment risks

Availability and authority are as important as rent.

  • Caution and advance are combined into an unexplained “four-month deposit”.
  • Broker or head tenant has no mandate or written authority.
  • Unavailable inventory is shown as current.
  • Payment is requested before viewing.
  • Power, water and services are not itemized.
  • Grand-Bassam is mislabeled as Abidjan.
  • Straight-line distance hides a long road commute.

Before you pay for a room in Abidjan

  • I confirmed the listing remains available.
  • I know whether it is a room, studio or bedspace.
  • Advance and caution are separate.
  • I checked applicable legal caps.
  • I verified owner, agent or sublet authority.
  • I tested the SOTRA and road commute.
  • Utilities and building services are clear.
  • I retained receipts.
