Best starting areas for
Students
Downtown works for McGill or Concordia but is expensive. Côte-des-Neiges or Snowdon suits UdeM; NDG suits Loyola; Verdun or Villeray can offer better value.
Remote workers
Plateau and Mile End are attractive but costly. Verdun, Rosemont and Hochelaga can provide more space.
Newcomers
A landlord demanding a mandatory damage or security deposit should trigger immediate questions under Québec rules.
Budget-focused renters
Snowdon, Verdun, Ville-Émard, Hochelaga and outer Metro corridors deserve comparison.

Current room-price signals
Current examples include CAD 500–650 in Snowdon, Verdun and Ville-Émard, CAD 675–875 in several normal rooms, CAD 900–990 in more central student rooms and around CAD 1,300 for premium products.
Use CAD 600–950 as an editorial planning range rather than a statistical citywide average.
ARTM fare zones
ARTM’s current 2026 schedule lists an All Modes A monthly fare at CAD 110 and a reduced fare at CAD 66 where eligibility applies. Weekly and multi-zone products are separate.
Use the actual zone and product if a room is outside Montréal proper.
Québec does not allow a mandatory security deposit
Québec’s Civil Code and Tribunal administratif du logement guidance state that a landlord may not require more than the first rental period in advance, an additional security deposit or key or furniture deposits. A landlord generally cannot require a security deposit.
Ask whether you are a tenant, co-tenant, occupant or subtenant, and check whether a solidarity clause changes liability.
Furnished rooms and moving cycles
Furnished rooms are common for students, international arrivals and summer or semester rentals. Check heating, hydro, internet, furniture, AC, laundry, lease dates and sublet permission.
Montréal’s traditional July 1 moving cycle affects supply, but leases can begin at other times.
Montréal rental scam patterns
Concordia guidance recommends verifying the owner or property and reverse-searching listing images.
- Price is too good to be true.
- Money requested before signing a lease or viewing.
- Cryptocurrency, money transfer or untraceable payment.
- Landlord is overly pushy or out of the country.
- Excessive personal-information request.
- Required deposit beyond the first month.
- Landlord refuses to sign a lease.
Before you pay for a room in Montréal
- I know whether I am tenant, co-tenant, occupant or subtenant.
- I understand any solidarity clause.
- I am not paying a mandatory security, key or furniture deposit.
- I checked the actual Metro or bus commute and fare zone.
- I know heating, hydro and internet responsibilities.
- I verified landlord and property.
- I have a Québec lease or appropriate written agreement.
- I have not sent money to an unverified landlord abroad.
