Sofia combines inexpensive public transport with a room market ranging from local shares to higher-priced international and student accommodation. Students

Studentski Grad is obvious for many universities but should not be chosen automatically. Lozenets, Ovcha Kupel and other Metro corridors may fit better.

Remote workers

Center and Lozenets are convenient but costly. Krasno Selo or Mladost can provide more housing value.

Newcomers

Sofia’s inexpensive Metro means living directly in the centre is often unnecessary.

Professionals

Mladost can be rational for Business Park or tech employment; central rent makes less sense if the daily commute goes east.

Current international inventory includes many furnished rooms around €450–€600 and premium or managed examples around €700–€750. That selection is not representative of every local flatshare.

Written terms without an invented cap

FlatShare should not state a universal Bulgarian statutory deposit maximum for ordinary private-room arrangements. A one-month security request may be common in market practice, but it is not a legal rule.

Use a written contract, identify deposit and refund or deduction terms, specify utilities, verify authority, record condition and keep payment evidence.
