Bikroy private-room samples
Current Bikroy examples include BDT 6,000 in temporary or Bosila-type inventory, BDT 8,500 in Khilgaon, BDT 12,500 in Mohammadpur, BDT 13,500 in Wari and BDT 16,000 in Bashundhara. These are live listing samples, not a citywide average.
Keep shared seats, private rooms and any meal-inclusive products separate.
MRT Line 6 and feeder costs
Current MRT Line 6 references run from BDT 20 to BDT 100, and MRT Pass or Rapid Pass provides a 10% journey discount. Verify the live DMTCL fare before publication.
The Metro does not cover all of Dhaka, so bus, rickshaw and ride-hailing feeder costs remain part of the housing decision.
Advance rent versus refundable security
Within the Premises Rent Control Act framework, section 10 generally prohibits premium or salami and advance rent beyond one month without prior written Controller permission.
Do not automatically relabel every refundable security request as advance rent or call every amount above one month illegal. Get rent in advance, security, utilities and services characterized in writing.
Generator, water and connectivity
Ask about generator or IPS, electricity, AC, water availability, lift backup, Wi-Fi, service charge, cooking gas and flood or monsoon access. These can change the effective cost materially.
Confirm the actual room and payment recipient before booking.
Dhaka rental and payment risks
A cheap room with unreliable power or a long road commute can be poor value.
- Advance rent and refundable security are mixed.
- Advertiser cannot show authority to rent.
- Generator, water or gas terms are unclear.
- Listing is a seat or shared bed presented as a private room.
- Payment requested before viewing or written terms.
- Flood or monsoon access is not explained.

- I checked MRT and road commute.
- I know generator, electricity and water.
- I verified landlord, sublessor and property.
- I have written terms or a receipt.
- I inspected the actual room.
- I retained payment evidence.
