Best starting areas for
Students

U-Bahn access changes the value equation
Current Wiener Linien fares include a 31-day digital pass at €65.20, physical pass at €75, digital single at €3 and physical single at €3.20. Direct U-Bahn access can make an outer district substantially more useful for students and office commuters.
Do not invent a universal deposit cap
Austrian law does not provide a simple statutory maximum amount for security deposits in the way some neighboring countries do. The deposit must be contractually agreed, and consumer and tenancy-law principles can still matter.
Verify amount, purpose, recipient, condition report, deductions, return process and whether the arrangement is a main lease, sublease or dormitory contract.
Furnished WG arrangements
Vienna has a large furnished WG and temporary-sublet market. Verify whether the room is Hauptmiete or Untermiete, furniture inventory, utilities, heating, internet, Befristung, notice and whether the main tenant or landlord authorizes the arrangement.
Vienna rental scam patterns
University of Vienna guidance warns about supposed landlords asking for rent or deposit in advance to a foreign bank account in order to obtain keys.
