Opal caps and airport access fees

Current adult caps are AUD 19.30 Monday–Thursday, AUD 9.65 Friday/weekend/public holiday and AUD 50 weekly. Relevant off-peak discounts apply, but Sydney Airport station access fees sit outside ordinary daily and weekly caps.

Include public transport or user-entered car costs in the true monthly housing cost.

Bond, advance and room status

For a covered NSW residential tenancy, a holding fee is no more than one week after approval, bond no more than four weeks and rent in advance no more than two weeks. Written landlord permission is required to sublet or transfer part, and qualifying refusal cannot be unreasonable.

A room listing may instead be a boarder, lodger or other arrangement. Do not apply tenant caps blindly; identify whether the renter is co-tenant, subtenant, boarder or lodger.

Bills and minimum stay

Verify electricity fair-use limits, internet, furniture, cleaning, minimum stay, bond condition and airport commute cost. A shared bed is not a private room simply because it is in a share house.
