Because Argentine prices can move rapidly, these figures should always remain dated.

A direct Subte line can beat a central postcode

Buenos Aires has extensive Subte and bus coverage. A room on the correct line can be more valuable than one geographically closer but dependent on slow connections.

Contract currency, adjustments and deposits

Argentina’s current Civil and Commercial Code Article 1196 lets parties determine the amount and currency of the security or deposit and how it will be returned. Article 1199 also permits rent in legal tender or foreign currency and an agreed adjustment mechanism.

Clarify rent currency, adjustment timing, deposit currency, exact refund currency and method, payment frequency, notice, included expenses and whether the advertiser is entitled to rent or sublet the room. Do not rely on older articles describing pre-December 2023 rules as current.

Furnished rooms and minimum stays

Buenos Aires has substantial furnished room supply aimed at students, remote workers, tourists and temporary professionals. Verify whether rent is ARS or USD, whether utilities are included or adjusted, AC/heating, laundry, desk/Wi-Fi, stay length, deposit/refund currency and whether the monthly amount is fixed or indexed.

For rooms, check whether the offer is unusually cheap, whether the property and address exist, whether the payment recipient corresponds to the owner or provider, whether you receive a contract and receipt, and whether unnecessary identity or banking information is requested.
